When it comes to pushing the boundaries of what’s possible in mobility and logistics, Hillwood is a company that’s consistently ahead of the curve. As the developer behind Alliance Texas, a 27,000-acre master-planned community that’s become an economic powerhouse in the Dallas-Fort Worth region, Hillwood has a long history of anticipating and adapting to technological disruptions.

In a recent episode of the Heavy Hitters podcast, Ian Kinne, Director of Logistics Innovation at Hillwood and leader of the Mobility Innovation Zone (MIZ), shared insights into how the company is driving innovation in the sector.

The MIZ, which grew out of Hillwood’s early work with Uber Elevate and Drive AI, aims to provide a comprehensive testing and commercialization ecosystem for logistics technologies. “Our goal here is to create a better operating environment for customers, and that can be technology customers, but that’s also your customers that are moving freight every single day,” Kinne explained.

Central to the MIZ’s success is Hillwood’s expertise in building infrastructure, navigating regulatory hurdles, and fostering public-private partnerships. “When you look at the history of Alliance, I mean, and you even look at our logo, it’s a triangle,” Kinne noted. “And the reason it’s a triangle is the kind of genesis story of Alliance was a public-private partnership.”

This collaborative approach has been key to attracting a diverse range of innovators to Alliance Texas, from autonomous trucking startups to manufacturing giants. Kinne highlighted the evolution of autonomous trucking in the region, from early Dallas-Houston routes to longer hauls like Fort Worth to Laredo or El Paso.

Companies are able to really show and demonstrate real good ROI to their customers on whether even be fuel savings, or just uptime savings, or safety is the big one. They’re able to demonstrate that using real freight and real loads on real Texas interstates today.

Looking ahead, Kinne sees significant opportunities in areas like yard management, dual-use defense and supply chain technologies, construction innovation, and power management. He also emphasized the importance of battery range advancements in unlocking the full potential of electric vehicles.

“I think when you start to see batteries begin to get a lot better and become competitive with diesel, that’s going to be a huge unlock in this space,” he predicted.

Throughout the conversation, Kinne returned to the theme of partnerships and collaboration as essential drivers of innovation.
